What we survey
Most surveys in this region are ordered because somebody else set a requirement. A permit reviewer wants existing grades and trees on the site plan, a lender wants ALTA coverage, a neighbour is putting up a fence, or a lot is about to become three townhouses. Each of those calls for a different document. Below is what each one is, and when it tends to be asked for.
Recovers or sets the corners of your parcel and shows fences, hedges and buildings against the record line.
Learn More →Existing grades, contours, trees and site features - what an architect, engineer or permit reviewer needs before design.
Learn More →The national standard lenders and title insurers use for commercial property - defined content, tied to the title commitment.
Learn More →The survey and map behind splitting one lot into several - for townhouses, cottages or new single-family lots.
Learn More →Moves the line between two existing lots without creating a new one - fixing an encroachment or reshaping lots for a project.
Learn More →Marks building corners, offsets and grades on site so the foundation lands where the permit says it should.
Learn More →The FEMA form that sets flood insurance rating - common in the Green, Cedar and Duwamish river valleys and on low lakefront.
Learn More →Records the finished building against the permitted plans - for final inspection, a lender, or legalising older work.
Learn More →Free - No obligation
